The Essential “R’s” of Staging
Staged homes sell faster and for more money than homes that aren’t Staged because they appeal to more buyers. Here are some tips to help you sell your home.
1. Remove – We all love to collect things over time and much as we love our stuff it’s a detrimental distraction to potential buyers looking at your home. Pack away all items not required for daily living in the next few months. You’re moving anyway, so this will give you a jump start. Get rid of unnecessary throw rugs that break up the visual flow from room to room. And put away your pet’s dishes and beds before an Open House.
2. Reduce – A room will feel cramped if too much furniture blocks the view out a window or access into the room. Remove excess furniture and leave some portion of each wall blank. Leave only necessary pieces that show the room’s best use. Remove half the books in a bookcase and re-accessorize with variety items.
3. Repair – Never try to hide a problem from a potential buyer. Fix the obvious areas of the house that are badly worn, broken or damaged. Issues such as a wobbly railing, ceiling water stain, or broken window will turn a buyer away with no second chance to show the home again. So fix them don’t hide them.
4. Re-clean – While we become blind to our daily messes, keep in mind that a potential buyer will be turned off by any dirt and grime. This means cleaning and re-cleaning while your home is on the market. Don’t forget to clean inside closets, cupboards and drawers. A buyer who sees grime in those areas will assume the whole house is dirtier than it is.
5. Refresh the indoor air quality – Let’s face it. Every home absorbs the smell of its inhabitants and their lifestyle. If it smells it won’t sell! Keep your kitchen clean. Avoid cooking with fish, garlic, curry and other strong spices while your home’s on the market. Clean smelly sports gear, pets and fish tanks. Keep garbage in the garage. 6. Replace – Some items need to be replaced with a fresher, more appealing version. Key items to replace are heavy drapes that darken a room, outdated light fixtures, dingy lamp shades, and dried floral arrangements. Fresh flowers are a brighter alternative. Sorry, but nobody likes anyone else’s wall paper selection. If yours is outdated, in bad shape or has a bold design, it’s best to replace it with a neutral paint color.
7. Rearrange – Move furniture to create flow into and through rooms. A buyer should be drawn to move from room to room without being blocked by awkwardly placed furniture. Shift furniture from blocking key focal points like fireplaces, unique architectural features or views from a window.
8. Re-accessorize – With a “less is more approach” add back just a few accessory items to decorate the space. Use only those that are in good condition and in good taste. Remember too many personal or controversial items will distract your buyer’s from seeing what’s great about your home.
9. Revitalize – A fresh coat of paint gives the biggest impact for your dollar. It leaves a room looking cleaner and smelling fresher. Bring in healthy plants or a bouquet of fresh flowers to add colorful life to a room. Substitute neutral slip covers or bedspreads for ones with busy designs or strong color.
